Estudio de factibilidad para implementación de una hostería en el complejo turístico Lago Las Cochas, provincia Bolívar, cantón Guaranda, 2021

Abstract

This research was framed in the completion of a feasibility study for the implementation of a lodge in Lago Las Cochas tourist complex from Guaranda canton in Bolívar province, it was carried out through fieldwork and primary and secondary research that allowed to know the current market of the tourism sector in the region. For data collection in the supply and demand study, a survey was carried out to know the tourists’ profile and their needs. In the technical study, the location of the project and the size and the design of the infrastructure were defined, obtaining for the first year a capacity of 147 daily clients for the services of lodging, food, meeting room, spa, parking, walks-hiking, and camping areas. The organizational functioning of the company was structured with its manual of functions and profiles of the position to be occupied. The economic study determined the total investment of the project of $333,389.55 and its financing is distributed as follows: 40% that represents $44,451.94 is through the contribution of the partners; and the remaining 60%, which represents $200,033.73 through a loan from the National Financial Corporation. In addition, the following processes were calculated: costs and income, income statement, balance sheet, cash flow, and the break-even point. In the financial evaluation, the calculated valuation criteria are positive due to the NPV of $622,560.93, the benefit-cost ratio of $3.72, the PRI of 1 year and 4 months, the IRR of 81%, which is higher than the discount rate. For all these reasons it is concluded that the project is economically feasible
