Estudio de factibilidad para la implementación de una hostería turística en el cantón Pujilí, provincia de Cotopaxi.

Abstract

This research aimed to determine the feasibility for the implementation of a tourist lodge in Pujilí canton, Cotopaxi province. The work was carried out using Muñoz 2019 methodology; which consists of analyzing the commercial, technical, environmental, legal, administrative, economic, and financial feasibility; using qualitative and quantitative methods taken from secondary sources. In the market study, it was determined that the project is viable where 83.82% of a total of 80 930 tourists agree with the implementation of a tourist lodge in the Pujilí canton, which provides lodging services, food and reception hall, and offers camping activities, landscape observation and also has complementary services such as security, parking, cab service, and souvenir store. On the other hand, the environmental study was carried out using the Leopold matrix, which identified that the project is environmentally viable because the positive impacts have a total of 81 points and also considering that the aggregation of impacts is positive with a total of 156. The legal-administrative study established the organizational and functional structure of the company and based on the analysis of the legal framework, the project will operate as a family business, which will have a commercial registry and should not be registered with the Superintendency of Companies, and its control agency is the Internal Revenue Service (SRI) and the Autonomous Decentralized Municipal Government of Pujilí. To sum, the project is financially viable, since the Net Present Value (NPV) is positive with a value of $288,357.91, an IRR of 26%, the capital recovery period (CRP) will be between the third and fourth year, and the benefit-cost ratio (BCR) is $1.50. It is recommended to develop the project based on the budget planning of each area and mitigation measures.
