Proyecto de factibilidad para la creación de una empresa inmobiliaria en la ciudad de Riobamba, período 2012-2013

Abstract

The present research work is a feasibility study for the creation of a real estate company in the City of Riobamba, period 2012-2013, the objective of the proposal is to determine how feasible is the creation of the real estate company, identifying the unmet needs of potential customers, trying to offer a service that achieves a high fidelity and whose profitability justifies the investment. The project proposal will be achieved through a loan in the Banco del Pacifico, which will make it possible to take advantage of the market opportunities. To analyze the feasibility, the following studies were carried out: From the market which determined that there is unmet demand, the same as the company will cover 10%, in the technical study the size and construction capacity was determined, which are 7 residential groups which will have 104 m2 of construction each, the location of the real estate agency in the San José de Batan sector was determined, in the legal administrative area it is constituted as a sole proprietorship under the Superintendency of the Company. The Financial Evaluation, determined that the project is technically viable and economically profitable, the Internal Rate of Return (IRR) reaches 11%, the cost benefit ratio is of $ 1.14, on the other hand the Period of Recovery of Investment (PRI) ) is 7 years and 3 months. According to the feasibility found in the legal, operational, production and economic areas, it is recommended to carry out the execution of the project.
