Estudio de factibilidad para la implementación de una hostería en la parroquia Mulliquindil Santa Ana, cantón Salcedo, provincia de Cotopaxi.

Abstract

The present research aims to determine the feasibility for the implementation of a lodge in Mulliquindil Santa Ana village, Salcedo Canton, Cotopaxi province. The work was carried out using Muñoz 2019 methodology; through the market study, technical, environmental, legal-administrative and economic- financial evaluation; using the scientific method with the application of statistical techniques. descriptive and inferential techniques taken from primary and secondary information sources. In addition, in the market study, it was determined that the project is viable where 80.88% of heads of families, national and foreign tourists out of a total of 86,851 agree with its implementation, providing lodging services, food, ice cream parlor, sport fishing, children's games, bird farm, organic vegetable gardens, swimming pools, water slides, whirlpool, turkish bath, sauna, SPA, event hall, souvenir store, and discotheque. The environmental study was carried out using the Leopold matrix, and the project is environmentally feasible because its impacts are mostly positive with 180 points. The legal-administrative study established the organic and functional structure of the company, and based on the analysis of the legal framework, the project will operate as a natural person and must comply with the tax requirements (RUC) of the Internal Revenue Service (IRS) and the GAD municipal from Salcedo canton. Furthermore, it is advisable to regulate the pertinent registry stipulated in the regulations of tourist accommodation granted by the MINTUR, 2018.The project is viable financially, the current Net value (VAN) is positive with $ 212,423.51; the internal rate of return (TIR) is from 18%; the recovery period of capital will be given between the fourth and fifth year; The cost benefit ratio (RBC) is $ 1.46. To sum, for its implementation it is recommended to develop the project based on the budget planning of each area and its measures mitigation.
